Property Condition Inspection
A direct, visual observation to determine the overall condition of the property. This inspection will identify any existing or potential conditions that could impact the value or safe keeping of the property. Property condition inspections are photo documented, accompanied by written descriptions. Lighter in scope than the traditional Home Inspection frequently ordered by a typical home buyer. Home Inspection Carried out by a North Carolina licensed Home Inspector to determine the overall condition of the property. As above, this inspection will also identify any existing conditions that could impact the value or safety of the property's new owners, though in greater detail. This is the traditional inspection frequently ordered by a buyer in a conventional real estate transaction. Manufactured Housing Inspection This inspection service includes a condition report and obtaining the Vehicle Identification Number (VIN) or, failing that, an attempt to secure contact information for the manufacturer. Photos of the property are taken based on the occupancy status. If the property is vacant and/or if damage is identified, additional photos will be taken. Delinquency Inspection Inspector will determine the overall physical condition and occupancy status of the property. Contact may be made with occupant to schedule access. Observable damages are reported and photographed. Alternately, photographs to support current condition prior to vacancy may be obdained. If the property appears to be vacant, we will attempt to verify the vacancy status with a neighbor or tradesman. Broker Price Opinion (BPO) Inspection To determine the fair market value of the house, these inspections are frequently made with a exterior inspection of the property, taking into consideration the condition, the size of the structure and any additional structures, lot acreage, and its location. They are processed by licensed real estate agents. |
